About GP Builders

We think like
an owner.

We develop, finance and operate real estate as well as build it. That perspective shapes every budget, every buyout and every opening date, from the first plan to the final handover.

Ashutosh Kadakia

Founder, GP Builders
Managing Principal, Greens

Keeps the money side of a job as disciplined as the field side. Ashutosh structures construction financing, manages lender relationships and draw schedules, and oversees job-cost accounting, vendor payments and the reporting owners and lenders see each month. As CFO of Greens he leads finance, legal and accounting. Chartered Financial Analyst; Finance and Real Estate, Indiana University.

The team

The people who price it, build it.

Behind the three principals is a construction group of roughly thirty-five: project managers, superintendents and project engineers in the field, with preconstruction, procurement, safety and project accounting carried in house.

Our project managers run their own budgets and buyouts. Our superintendents run one site at a time. Both stay with a job from the bid list through certificate of occupancy, closeout and turnover to operations.

Lead times, change orders and draw questions reach people who have read the drawings and know the site. We work across California, Arizona, Oregon and Utah, staffing each region from the same team.

Preconstruction & estimating

Budgets, value engineering and constructability review while the drawings can still change cheaply.

Project management

One manager owns the budget, the buyout and the schedule from bid stage through closeout.

Field supervision

A full-time superintendent on every site, running the trades and holding the daily schedule.

Procurement

In-house buying of materials and FF&E, direct from the manufacturer wherever that buys better.

Safety

An executive safety engineer and a written program on every job, audited in the field.

Project accounting

Job-cost accounting, vendor payments and the draw packages owners and lenders sign off on.
